Mizoram records land differently from both the plains and its hill neighbours. Village land once lay with the chiefs; after their rights were acquired in the 1950s, land came to be allotted by the state and recorded by the Land Revenue and Settlement Department. The document that shows a permanent holding is the Land Settlement Certificate, the LSC. Agricultural land is often first given on a Periodic Patta, a temporary allotment that does not carry the LSC's rights.
There is no state-wide cadastral map series to download. The map of a holding is the plot sketch that comes with its LSC or pass, drawn when the land was surveyed for settlement. Each certificate covers one plot, so a family holding of several plots, or two neighbours' land, is several sketches. Two things shape what applies to your plot. The Mizoram (Land Revenue) Act, 2013 governs the LSC, the Periodic Patta and the rest of the state's land documents, and Article 371G keeps Mizo customary law and the ownership and transfer of land within the state's own control. In the south, the Chakma, Lai and Mara Autonomous District Councils administer land in their own areas under the Sixth Schedule.

What each Mizoram land document is, and how to get it from Mizoram land-records office before you join the sheets in the editor.
Land Settlement Certificate (LSC)
The settlement document for a permanent holding: heritable, transferable, and carrying the plot's number, holder, area and a sketch of its boundaries. It is Mizoram's closest equivalent to a record of rights, and one certificate covers one plot.
How to get it: Issued by the Land Revenue and Settlement Department through its district office. For a copy or a check against the department's record, go to the district land revenue office with the LSC number; see whether the department's e-Ram service covers your district first.
LSC plot sketch
The drawing attached to an LSC or a pass, made when the plot was surveyed for settlement. Mizoram has no state-wide cadastral map series, so these sketches are the maps. A holding of several plots, or a boundary between neighbours, spans several of them.
How to get it: Take it from the certificate itself. Where the copy is unclear or missing, ask the district land revenue office for the sketch on record for that LSC number, and ask for the adjoining plots' sketches if the boundary is the question.
Periodic Patta
A temporary allotment of agricultural land for a set period on stated conditions, under the Mizoram (Land Revenue) Act, 2013. It gives rights only for that period and cannot be transferred or inherited beyond it, so land held this way is not the same as land held on an LSC.
How to get it: From the district land revenue office. Whether and how a Periodic Patta can become an LSC is set by the department's rules; ask the district office what it needs for your plot.
Name transfer
The change of holder's name on an LSC after a sale, gift or inheritance: Mizoram's equivalent of a mutation. Until it is made, the department's record still names the previous holder.
How to get it: Apply at the district land revenue office, or through e-Ram where it covers your district. Check the name on the department's record, not only the paper certificate, before relying on it for a purchase.

Questions people in Mizoram ask
- Is there an online land map for Mizoram?
- Not a state-wide cadastral map. Holdings are recorded through Land Settlement Certificates and passes, and the map of a plot is the sketch that comes with its certificate. The Land Revenue and Settlement Department has begun offering some services online through its e-Ram system, so check what it covers for your district; otherwise ask the district land revenue office.
- What is the difference between an LSC and a Periodic Patta?
- An LSC is the settlement document for a permanent, heritable and transferable holding. A Periodic Patta allots agricultural land for a set period on conditions, gives only temporary rights, and cannot be transferred or inherited beyond that period. Check which one you are looking at before treating a plot as saleable.
- Does the Sixth Schedule apply to land in Mizoram?
- Only in part. The Chakma, Lai and Mara Autonomous District Councils in the south of the state administer land in their areas under the Sixth Schedule. Elsewhere, land is administered by the state's Land Revenue and Settlement Department, with Article 371G protecting Mizo customary law and land ownership.
