Incredible service for peace of mind!
I used this website to get a Joined FMB map, and the entire experience was seamless and fast. By combining individual sketches into one continuous view, it clearly illustrates how my property lines interact with adjacent plots. Having this definitive, highly accurate map leaves zero room for arguments and completely eliminates the risk of boundary disputes with neighbors. It is a fantastic platform that saves a lot of hassle—highly recommended!
Got my combined FMB from home — no office visits needed
VillageMapJoiner made joining my land's FMB sketches really easy — I got the combined map from home without running to any office. When I asked for the old FMB, they clearly guided me that it's available at the District Collector office. Good service.
Joined my own FMB sheets in the editor — nothing to install
I downloaded my village map and FMB sketches and used the in-browser editor to join them myself. I just dragged each sheet onto the canvas and nudged the pieces with the arrow keys until the boundary lines lined up exactly. There was no software to install, and the maps never left my device. One payment covered the whole thing, and the export came out clean and sharp. Brilliant tool!
Combined four village map sheets on my phone in minutes
The editor worked perfectly on my phone. I uploaded the four adjacent survey sheets (S1, S2, S3, S4), aligned the edges where they meet, and exported a single print-ready map in minutes — no office visit and no surveyor needed. Best of all, the sheets stayed private on my phone the whole time. Simple, fast and accurate.
What you can join
However many sheets it takes
There is no limit on the number of sheets, and they don't have to come from the same village.
Multiple Survey numbers
Join two, three or twenty Survey number sheets along their shared boundaries into one continuous map.
Subdivisions of one Survey number
Bring every subdivision sheet of a split Survey number back together to see the parent parcel whole.
Multiple village map / Tippan sheets
A large village is issued as several sheets — assemble all of them into one full village map / Tippan.
Multiple villages
Land that crosses a village boundary needs sheets from both — place them side by side on one canvas.
Who uses it in Karnataka: Real-estate developers and land aggregators around Bengaluru and Mysuru use this for assembly work: several survey numbers and their hissa subdivisions, sometimes spread across two villages, joined into one plan for a layout proposal, a due-diligence file or a bank submission.
Smart alignment
How to join your village map / Tippan sheets in Karnataka
- 1Download the village map / Tippan sheets for your Survey numbers from Bhoomi.
- 2Open the editor and drag every sheet onto the canvas — as many as you need.
- 3Nudge the sheets until the shared boundary lines meet; snapping does the precision.
- 4Export one continuous map as a high-resolution PNG or print-ready PDF.
Everything you need to merge Karnataka map sheets
100% private
No uploads, no servers. Your Karnataka sheets are processed entirely on your device.
Smart snapping
Edge-snap guides and filename auto-arrange line up sheets in a single click.
Clean seams
Auto frame-crop and white-to-transparent stop neighbouring sheets from overlapping.
High-res export
Export one continuous map as a PNG or print-ready A0–A4 PDF.
In Karnataka a village's Tippan (revenue map) shows how each survey number sits within the village, and larger villages come as several separate map sheets. Pull the sheets for your survey numbers from the Bhoomi portal (or the Bhu-Naksha / Dishaank cadastral map), then join them with Village Map Joiner's in-browser editor.
Drag each Tippan sheet onto the canvas and snap the shared boundaries together into one continuous village map — no software to install and no uploads. Assemble the sheets, then export a print-ready PDF or high-resolution PNG.
The canvas takes as many sheets as you need. Join two survey numbers, every hissa of a subdivided survey number, all the sheets of one village map, or two neighbouring villages in the same hobli — the result is a single continuous map, exported once.

Karnatakaland records & documents
What each Karnataka land document is, and how to get it from Bhoomi before you join the sheets in the editor.
Village Map / Tippan
The Tippan is the survey sketch of a survey number, and the village map (Bhu-Naksha) shows how all survey numbers fit together. Join the sheets to rebuild the whole village on one canvas.
How to get it: Apply for a Tippan/Akarband through the Bhoomi/Mojini survey documents service, or view the cadastral map on Bhu-Naksha / Dishaank.
RTC (Pahani)
The Record of Rights, Tenancy and Crops — ownership, extent, soil type and crop details for a survey number. It is the most-used Karnataka land record.
How to get it: On landrecords.karnataka.gov.in select district, taluk, hobli, village and survey number, then 'Fetch details'.
Mutation Register (MR) extract
The record of ownership changes — sale, inheritance, partition — for a survey number, showing how the RTC came to its current state.
How to get it: View 'Mutation Status' on the Bhoomi portal by survey number.
Akarband
A statement of the survey numbers in a village with their extent and land assessment — useful for cross-checking a map against recorded areas.
How to get it: Apply online through the Bhoomi / Mojini survey-documents service.

FAQ
Questions people in Karnataka ask
- How do I join village map (Tippan) sheets in Karnataka?
- Download the Tippan / cadastral sheets for your survey numbers from Bhoomi or Bhu-Naksha, open the editor, drag the sheets onto the canvas and align their shared boundaries, then export one combined map.
- What is a Tippan?
- A Tippan is Karnataka's survey/revenue map for a village — it shows the shape, location and boundaries of each survey number. The RTC (Pahani) is the separate textual record of rights.
- Can I join several survey numbers or two villages at once?
- Yes. There is no limit on the number of sheets — join multiple survey numbers, their hissa subdivisions, all the sheets of one village map, or two adjoining villages, and export the whole assembly as one map.
- Are my files private?
- Yes — the editor runs entirely in your browser, so your Karnataka land records are never uploaded anywhere.
