How to get the LSC plot sketches for land in Mizoram

Mizoram has no state-wide cadastral map. The map of a plot is the sketch on its Land Settlement Certificate. Where to get it, what e-Ram covers, and how to join several into one plan.

In Mizoram, the map of a plot is not a sheet from a village map series. There is no state-wide cadastral survey to download from. Each plot is surveyed when it is settled, and its sketch goes on its Land Settlement Certificate or pass. A holding of several plots is several sketches, and that is what people bring here to join.

What you are asking for

LSC plot sketch
The drawing on or attached to a Land Settlement Certificate: the plot's shape and boundaries as surveyed for settlement.
Sketch with a pass or Periodic Patta
Land allotted on a pass or a Periodic Patta may carry its own sketch. It shows the land allotted, not a permanent holding.
Adjoining plots' sketches
Each neighbour's plot has its own sketch. Where the boundary is the question, you need theirs as well as yours.

Start with the certificate

Note the LSC number, the village and the holder's name exactly as the certificate gives them. Every request to the department is keyed on these, and a mismatch, such as a name transfer that was never made, is what usually slows things down.

Getting the sketches

  1. Take the sketch from your own LSC or pass first. Photograph or scan it flat and in full, including any measurements written along the edges.
  2. Check whether the Land Revenue and Settlement Department's e-Ram service covers your district and the service you need. It began as a pilot in Aizawl.
  3. Otherwise go to the district land revenue office with the LSC number and ask for the sketch on record, and for the adjoining plots' sketches if the boundary matters.
  4. In the Chakma, Lai or Mara council areas in the south, ask the Autonomous District Council's own land revenue office, since land there is administered by the council.
💡 The department's online services are new and their coverage is changing. Check the current screens and ask the district office before relying on any step here. Nothing here states a fee or a turnaround.

Joining the sketches

LSC sketches were drawn plot by plot, often years apart, so they rarely share a sheet edge the way village map sheets do. Put them on one canvas, scale each against a measured boundary, and line them up along the edges they share. The joined plan shows a family's holding whole, and where two certificates disagree about a boundary.

Frequently asked questions

Is there an online land map for Mizoram?+

Not a state-wide cadastral map. The map of a plot is the sketch on its LSC or pass. The Land Revenue and Settlement Department's e-Ram service offers some land services online, starting with Aizawl; otherwise ask the district land revenue office.

How do I get a copy of the sketch on my LSC?+

Ask the district land revenue office, quoting the LSC number. In the Chakma, Lai and Mara council areas, ask the council's own land revenue office.

Can I join sketches from several LSCs into one map?+

Yes. Scale each sketch against a boundary you can measure, then line them up along their shared edges on one canvas. There is no limit on how many go into one map.
