West Bengal numbers a mouza before it names one. Every revenue mouza carries a J.L. number, its entry in the Jurisdiction List, and two mouzas in neighbouring blocks can share a name while their J.L. numbers differ. Finding that number first is what stops a map request coming back with a plausible sheet for somebody else's land.
The Mouza map is the cadastral drawing, and it is issued a sheet at a time against district, block and mouza. A holding whose Dag numbers sit near a sheet edge comes out cut in half. Mouza map
The cadastral map of a mouza, showing every Dag with its boundaries and plot number. A mouza is drawn across several adjacent sheets, so a Khatian whose Dags sit near a sheet edge comes out cut. These are the sheets you join back into one continuous map.
How to get it: Through the map section of Banglarbhumi for your district, block and mouza. Identify the mouza by its J.L. number as well as its name, because names repeat across blocks. Where a sheet is not served online, the request goes to the BL&LRO for the block.
Porcha (Record of Rights)
The textual record for a Khatian: the recorded owner, the Dag numbers held under it, the area of each and its classification. It names the land and says who holds it; it does not draw it.
How to get it: Open Banglarbhumi and use the Khatian and Plot Information search for your district, block and mouza, keyed on either the Khatian number or the Dag number. The copy shown online is for information; a certified copy comes from the BL&LRO.
RS and LR records
Two settlements that numbered the same ground differently. The Revisional Settlement gave a mouza one set of Dag and Khatian numbers and the later Land Reforms settlement renumbered it, so a plot has an RS Dag and an LR Dag that rarely match. An old deed written against an RS Dag cannot be read against the LR record without pairing the two.
How to get it: The BL&LRO for the block holds both sets and is where the two are matched. Ask for the record under both settlements when the deed and the current Porcha disagree about a number, before concluding that a plot has changed.
Mutation and conversion
Mutation enters a transfer by sale, inheritance or partition against the Khatian; until it is done the Porcha still shows the previous holder. Conversion is the separate permission that changes the recorded use of a plot away from agricultural, which is what a buyer building on former farmland needs.
How to get it: Both are applied for through Banglarbhumi and processed at the BL&LRO for the block, with status trackable on the portal. Worth checking both before relying on a downloaded Porcha for a purchase.
