RS and LR records
Two settlements that numbered the same ground differently. The Revisional Settlement gave a mouza one set of Dag and Khatian numbers and the later Land Reforms settlement renumbered it, so a plot has an RS Dag and an LR Dag that rarely match. An old deed written against an RS Dag cannot be read against the LR record without pairing the two.
How to get it: The BL&LRO for the block holds both sets and is where the two are matched. Ask for the record under both settlements when the deed and the current Porcha disagree about a number, before concluding that a plot has changed.
Mutation and conversion
Mutation enters a transfer by sale, inheritance or partition against the Khatian; until it is done the Porcha still shows the previous holder. Conversion is the separate permission that changes the recorded use of a plot away from agricultural, which is what a buyer building on former farmland needs.
How to get it: Both are applied for through Banglarbhumi and processed at the BL&LRO for the block, with status trackable on the portal. Worth checking both before relying on a downloaded Porcha for a purchase.
