Combined four village map sheets on my phone in minutes
The editor worked perfectly on my phone. I uploaded the four adjacent survey sheets (S1, S2, S3, S4), aligned the edges where they meet, and exported a single print-ready map in minutes — no office visit and no surveyor needed. Best of all, the sheets stayed private on my phone the whole time. Simple, fast and accurate.
Joined my own FMB sheets in the editor — nothing to install
I downloaded my village map and FMB sketches and used the in-browser editor to join them myself. I just dragged each sheet onto the canvas and nudged the pieces with the arrow keys until the boundary lines lined up exactly. There was no software to install, and the maps never left my device. One payment covered the whole thing, and the export came out clean and sharp. Brilliant tool!
Got my combined FMB from home — no office visits needed
VillageMapJoiner made joining my land's FMB sketches really easy — I got the combined map from home without running to any office. When I asked for the old FMB, they clearly guided me that it's available at the District Collector office. Good service.
Incredible service for peace of mind!
I used this website to get a Joined FMB map, and the entire experience was seamless and fast. By combining individual sketches into one continuous view, it clearly illustrates how my property lines interact with adjacent plots. Having this definitive, highly accurate map leaves zero room for arguments and completely eliminates the risk of boundary disputes with neighbors. It is a fantastic platform that saves a lot of hassle—highly recommended!
What you can join
However many sheets it takes
There is no limit on the number of sheets, and they don't have to come from the same village.
Join two Khasra numbers
Land recorded as two adjoining khasra numbers has a sheet for each and neither shows the whole property. Put both on one canvas and the boundary they share lines up.
How it works →Join subdivisions of one Khasra number
A khasra number split between heirs or buyers is issued as a sheet per share. Bring the shares you need back together to see the parent parcel whole.
How it works →Show each share on one map
After a partition every share sits on its own sheet. Assemble them into a single map that shows who holds what, and how the shares sit against each other.
How it works →Prove a boundary against the next parcel
A boundary argument is about two khasra numbers, and one sheet only ever shows one of them. Joined, the shared edge is visible in one drawing.
How it works →Join two villages
Land that crosses a village boundary needs Bhu-Naksha (village map) sheets from both sides. Place them side by side and the holding stops being two half-views.
How it works →Merge contiguous parcels for a layout
Several khasra numbers bought together are one site on the ground and several sheets on paper. Join them into the single plan a layout, a valuer or an investor file needs.
How it works →Who uses it in Uttarakhand: Property consultants, homestay and resort developers and advocates across Dehradun, Nainital and the Garhwal hill districts use it for the case Uttarakhand produces most: a terraced holding split into many small Khasra numbers down a slope, joined into one plan for a valuation, a building application or a sale.

Uttarakhand measures land two different ways depending on which half of the state it is in. The hill districts work in Nali and Mutthi, the Terai districts of Haridwar and Udham Singh Nagar in Bigha and Biswa, and a Khatauni quoting one of them means nothing to someone reading for the other. Check which unit your record uses before you compare an area to anything.
The Khatauni names the holding and the Bhu-Naksha draws it, sheet by sheet against district, tehsil and village. A holding whose Khasra numbers sit near a sheet edge comes out cut. Get every sheet your Khasras fall on, then line them up along their shared boundaries in Village Map Joiner's in-browser editor. The sheets stay on your own device throughout.
There is no limit on how many go into one map. Join two Khasra sheets or twenty, bring the sub-divided sheets of one Khasra back together after a partition, assemble every sheet of a large village, or place two adjoining villages side by side where a holding crosses the boundary. The export is one continuous map, as a PNG or a print-ready PDF.

Uttarakhand land records & documents
What each Uttarakhand land document is, and how to get it from Bhulekh Uttarakhand before you join the sheets in the editor.
Bhu-Naksha (village map)
The cadastral map of a revenue village, showing each Khasra number with its boundaries. Hill villages are terraced into many small Khasra numbers down a slope, so a single holding routinely spans several sheets.
How to get it: Through the map service for your district, tehsil and village, or from the tehsil where a sheet is not served online. Take the Khasra numbers off your Khatauni first.
Khatauni
The record of rights for a holding: the recorded holder, the Khasra numbers under it, the area of each and the class of land. This is the document a buyer, a bank or a court asks for first, and the area on it is written in the measure local to that half of the state.
How to get it: Open Bhulekh Uttarakhand, choose district, tehsil and village, and search by Khasra number, Khata number or holder name. The copy shown online is for information; a certified copy comes from the tehsil.
Nali and Bigha
Two different systems for the same thing. The hill districts of Kumaon and Garhwal measure in Nali and Mutthi, with twenty Mutthi to a Nali. The Terai districts of Haridwar and Udham Singh Nagar measure in Bigha and Biswa, and the local value of a Bigha is not uniform across north India. An area quoted without its system is not a usable number.
How to get it: Read the unit off the Khatauni itself rather than converting from memory, and confirm with the tehsil where a record is old enough that the unit is not stated plainly.
Dakhil Kharij (mutation)
The entry that records a transfer by sale, inheritance or partition against the holding. Until it is done the Khatauni still names the previous holder. In the hill districts this matters more than usual, because many parcels have passed through several undocumented family divisions since the last settlement.
How to get it: Applied for at the tehsil, with status reflected in the record on Bhulekh Uttarakhand. Worth checking before relying on a downloaded Khatauni for a purchase.

FAQ
Questions people in Uttarakhand ask
- How do I join Bhu-Naksha sheets in Uttarakhand?
- Take the Khasra numbers off your Khatauni, get the map sheet for each through the Bhulekh Uttarakhand portal or the tehsil for your village, then open the Village Map Joiner editor, drag every sheet onto the canvas and align the shared boundary lines. Export the whole thing as one high-resolution PNG or print-ready PDF.
- What is a Nali, and how does it compare to a Bigha?
- Nali and Mutthi are the customary hill measures, used across the Kumaon and Garhwal districts, with twenty Mutthi to a Nali. Bigha and Biswa are the plains measures used in Haridwar and Udham Singh Nagar. They are not interchangeable, and the local value of a Bigha varies, so treat any area on a record as belonging to the system that record was written in.
- Why does the hill record not match what is on the ground?
- Much of the hill region has not had a fresh settlement in decades, so the map can predate a great deal of sub-division, terracing and construction. Where the sheet and the ground disagree, the answer is a measurement request to the tehsil rather than a map request. Assembling the sheets you have first still helps, because the surveyor works faster from one continuous drawing.
- Are my Uttarakhand land records uploaded anywhere?
- No. The editor renders, crops and joins the sheets entirely in your browser, so your Khasra and Khatauni details never leave your device. Nothing is stored on a server.
