Combined four village map sheets on my phone in minutes
The editor worked perfectly on my phone. I uploaded the four adjacent survey sheets (S1, S2, S3, S4), aligned the edges where they meet, and exported a single print-ready map in minutes — no office visit and no surveyor needed. Best of all, the sheets stayed private on my phone the whole time. Simple, fast and accurate.
Joined my own FMB sheets in the editor — nothing to install
I downloaded my village map and FMB sketches and used the in-browser editor to join them myself. I just dragged each sheet onto the canvas and nudged the pieces with the arrow keys until the boundary lines lined up exactly. There was no software to install, and the maps never left my device. One payment covered the whole thing, and the export came out clean and sharp. Brilliant tool!
Got my combined FMB from home — no office visits needed
VillageMapJoiner made joining my land's FMB sketches really easy — I got the combined map from home without running to any office. When I asked for the old FMB, they clearly guided me that it's available at the District Collector office. Good service.
Incredible service for peace of mind!
I used this website to get a Joined FMB map, and the entire experience was seamless and fast. By combining individual sketches into one continuous view, it clearly illustrates how my property lines interact with adjacent plots. Having this definitive, highly accurate map leaves zero room for arguments and completely eliminates the risk of boundary disputes with neighbors. It is a fantastic platform that saves a lot of hassle—highly recommended!
What you can join
However many sheets it takes
There is no limit on the number of sheets, and they don't have to come from the same village.
Join two Khasra numbers
Land recorded as two adjoining khasra numbers has a sheet for each and neither shows the whole property. Put both on one canvas and the boundary they share lines up.
How it works →Join subdivisions of one Khasra number
A khasra number split between heirs or buyers is issued as a sheet per share. Bring the shares you need back together to see the parent parcel whole.
How it works →Show each share on one map
After a partition every share sits on its own sheet. Assemble them into a single map that shows who holds what, and how the shares sit against each other.
How it works →Prove a boundary against the next parcel
A boundary argument is about two khasra numbers, and one sheet only ever shows one of them. Joined, the shared edge is visible in one drawing.
How it works →Join two villages
Land that crosses a village boundary needs Bhu-Naksha (village map) sheets from both sides. Place them side by side and the holding stops being two half-views.
How it works →Merge contiguous parcels for a layout
Several khasra numbers bought together are one site on the ground and several sheets on paper. Join them into the single plan a layout, a valuer or an investor file needs.
How it works →Who uses it in Rajasthan: Property consultants, advocates and land-aggregation teams around Jaipur, Jodhpur and Udaipur use it for the case Rajasthan produces most: a Khatedari holding spread over many Khasra numbers, sometimes across two Patwar circles, joined into one plan for a valuation, a bank file, a sale deed annexure or a site visit.

Rajasthan splits the record across two sites that look nothing alike. Apna Khata gives you the Jamabandi for a Khasra number: who the Khatedar is, the area, the land class. Bhu-Naksha Rajasthan draws the same Khasra on the village map. People go looking for the map, land on the Jamabandi, and conclude the map is not published. It is, on the other site.
Bhu-Naksha serves that map a sheet at a time against district, tehsil and village, so a holding whose Khasra numbers sit near a sheet edge comes out cut. Download every sheet your Khasras fall on, then line them up along their shared boundaries in Village Map Joiner's in-browser editor. The sheets stay on your own device throughout.
There is no limit on how many go into one map. Join two Khasra sheets or twenty, bring the sub-divided sheets of one Khasra back together after a partition, assemble every sheet of a large village, or place two adjoining villages side by side where a holding crosses the boundary. The export is one continuous map, as a PNG or a print-ready PDF.

Rajasthan land records & documents
What each Rajasthan land document is, and how to get it from Apna Khata before you join the sheets in the editor.
Bhu-Naksha (village map)
The cadastral map of a revenue village, showing each Khasra number with its boundaries. It is served a sheet at a time, so a holding spread over several Khasra numbers, or one sitting at a sheet edge, needs more than one sheet to see whole.
How to get it: Open Bhu-Naksha Rajasthan, choose district, tehsil and village, then select the Khasra numbers you need and download or print each sheet. Repeat for every sheet your holding spans, then bring them all into the editor.
Jamabandi (Nakal)
The record of rights for a village, revised periodically: the Khatedar for each Khasra number, the area, the class of land and any co-holders or encumbrances noted against it. This is the document a bank or a buyer asks for first.
How to get it: Open Apna Khata, pick your district, tehsil and village, and search by Khasra number, Khata number or Khatedar name. The copy shown online is for information; a signed Nakal comes from the Patwari or the tehsil.
Girdawari
The crop inspection the Patwari records each season against every Khasra number: what was sown, and whether the land was irrigated. It is what keeps the Jamabandi's description of the land current, and it is often what a compensation or crop-loss claim is decided on.
How to get it: Held by the Patwari for the circle, with entries reflected in the record on Apna Khata. A correction to a Girdawari entry is applied for at the tehsil.
Namantaran and Tarmim
Namantaran is mutation, entering a transfer against the Khasra in the Jamabandi. Tarmim is the separate correction that redraws the map after a sub-division. They move at different speeds, which is why a partitioned holding routinely shows as divided in the record and still undivided on the Bhu-Naksha.
How to get it: Both are applied for through the tehsil, with the Patwari preparing the underlying entry. Where the map has not yet been corrected, joining the sheets you do have is the fastest way to see the parent parcel whole.

FAQ
Questions people in Rajasthan ask
- How do I join Bhu-Naksha sheets in Rajasthan?
- Open Bhu-Naksha Rajasthan, pick your district, tehsil and village, and download the sheet for each Khasra number you hold. Then open the Village Map Joiner editor, drag every sheet onto the canvas and align the shared boundary lines. Export the whole thing as one high-resolution PNG or print-ready PDF.
- What is Khatedari, and where does it show on the Jamabandi?
- Khatedari is the tenancy under which most agricultural land in Rajasthan is held, and the Khatedar is the person named against the Khasra in the Jamabandi. The Jamabandi also records the class of the land and any co-holders. It describes the holding in words; the Bhu-Naksha shows where it sits.
- The map still shows my Khasra undivided after a partition. Why?
- A sub-division is entered in the record before it is drawn on the map. Correcting the map to match is called Tarmim, and until it is done the Bhu-Naksha shows the parent Khasra whole. Where you have separate sheets for the sub-divided parts, joining them back together is the fastest way to see the whole original parcel again.
- Are my Rajasthan land records uploaded anywhere?
- No. The editor renders, crops and joins the sheets entirely in your browser, so your Khasra and Jamabandi details never leave your device. Nothing is stored on a server.
