Combined four village map sheets on my phone in minutes
The editor worked perfectly on my phone. I uploaded the four adjacent survey sheets (S1, S2, S3, S4), aligned the edges where they meet, and exported a single print-ready map in minutes — no office visit and no surveyor needed. Best of all, the sheets stayed private on my phone the whole time. Simple, fast and accurate.
Joined my own FMB sheets in the editor — nothing to install
I downloaded my village map and FMB sketches and used the in-browser editor to join them myself. I just dragged each sheet onto the canvas and nudged the pieces with the arrow keys until the boundary lines lined up exactly. There was no software to install, and the maps never left my device. One payment covered the whole thing, and the export came out clean and sharp. Brilliant tool!
Got my combined FMB from home — no office visits needed
VillageMapJoiner made joining my land's FMB sketches really easy — I got the combined map from home without running to any office. When I asked for the old FMB, they clearly guided me that it's available at the District Collector office. Good service.
Incredible service for peace of mind!
I used this website to get a Joined FMB map, and the entire experience was seamless and fast. By combining individual sketches into one continuous view, it clearly illustrates how my property lines interact with adjacent plots. Having this definitive, highly accurate map leaves zero room for arguments and completely eliminates the risk of boundary disputes with neighbors. It is a fantastic platform that saves a lot of hassle—highly recommended!
What you can join
However many sheets it takes
There is no limit on the number of sheets, and they don't have to come from the same village.
Join two Plot numbers
Land recorded as two adjoining plot numbers has a sheet for each and neither shows the whole property. Put both on one canvas and the boundary they share lines up.
How it works →Join subdivisions of one Plot number
A plot number split between heirs or buyers is issued as a sheet per share. Bring the shares you need back together to see the parent parcel whole.
How it works →Show each share on one map
After a partition every share sits on its own sheet. Assemble them into a single map that shows who holds what, and how the shares sit against each other.
How it works →Prove a boundary against the next parcel
A boundary argument is about two plot numbers, and one sheet only ever shows one of them. Joined, the shared edge is visible in one drawing.
How it works →Join two villages
Land that crosses a village boundary needs village / plot sketch sheets from both sides. Place them side by side and the holding stops being two half-views.
How it works →Merge contiguous parcels for a layout
Several plot numbers bought together are one site on the ground and several sheets on paper. Join them into the single plan a layout, a valuer or an investor file needs.
How it works →Who uses it in Nagaland: Families, buyers, advocates and surveyors around Kohima, Dimapur, Chümoukedima and Mokokchung use it for the case customary land produces: a clan's or family's land drawn across several sketches, divided among heirs, or bordering a neighbour whose sketch was drawn by someone else, joined into one plan for the Village Council, a bank or a dispute.

Land in Nagaland belongs, overwhelmingly, to its people under Naga customary law. Article 371A of the Constitution says no Act of Parliament on the ownership and transfer of land and its resources applies to Nagaland unless the state Assembly decides so, and the land is held that way: by clans, by villages as community land, and by individuals, with each village's Village Council and customary courts settling who holds what. There is no state-wide cadastre to look a plot up in.
So the map of a plot is a sketch. It might be drawn by a surveyor for a sale, attached to a land holding certificate from the Village Council, or, in the revenue areas in and around Dimapur, taken from the Deputy Commissioner's land records with a plot number and a patta. Neighbouring plots are usually on separate sketches drawn at different times. Line them up along their shared boundaries in Village Map Joiner's in-browser editor to see the holding, or a whole clan's land, as one shape. The sheets never leave your device.
What makes a plot's paperwork good in Nagaland is who has vouched for it: the Village Council, the Gaon Bura, the clan, and the administrative officer of the circle. This page explains those documents and roles plainly, so you know what to collect before a sale, a loan or a partition among heirs.

Nagaland land records & documents
What each Nagaland land document is, and how to get it from Nagaland land-records office before you join the sheets in the editor.
Plot sketch
The drawing a plot comes with. Nagaland has no state-wide cadastral map series, so the map of a holding is a sketch: drawn by a surveyor for a sale, attached to a land holding certificate, or, in the revenue areas around Dimapur, taken from the Deputy Commissioner's land records. Adjoining plots are usually on separate sketches, which is why they need joining.
How to get it: Collect the sketch on the deed and the one with the certificate, then ask the Village Council whether it holds a sketch of the plot or its neighbours. In revenue areas, ask the Deputy Commissioner's land records branch for the plot's sheet by its plot number.
Land holding certificate
A certificate from the Village Council confirming who holds a plot under customary law and describing its boundaries. It is the closest thing to a record of rights for most land in the state, and it is what a bank or an office asks to see.
How to get it: From the Village Council of the village where the land lies, often signed by the Gaon Bura as well. Banks and offices commonly want it countersigned by the administrative officer of the circle. Ask the circle office which form it accepts.
Patta (revenue areas)
In and around Dimapur and some other areas where land came under revenue administration, land is held on a patta with a plot number, recorded in the Deputy Commissioner's land records. There, a plot has a number and a sheet in a way customary land does not.
How to get it: From the Deputy Commissioner's office for the district, quoting the plot number and the village as the patta gives them. Ask for every sheet the plot and its neighbours fall on.
Indigenous inhabitant certificate
The certificate that shows a person is an indigenous inhabitant of Nagaland. Transfers of land to people who are not indigenous inhabitants are restricted, so the parties' status is part of whether a transaction can go ahead at all.
How to get it: Issued by the Deputy Commissioner's office. What is permitted in a particular case is a question for that office and an advocate, settled before any money changes hands.

FAQ
Questions people in Nagaland ask
- Is there an online land records or map portal for Nagaland?
- Not a state-wide one. Most land in Nagaland is clan, community or individual land under customary law, protected by Article 371A, and it is not recorded in a cadastral map series. Land is vouched for by the Village Council, and maps are sketches. In the revenue areas in and around Dimapur, the Deputy Commissioner's office keeps land records with plot numbers and pattas.
- What does Article 371A mean for land in Nagaland?
- It says that no Act of Parliament on Naga religious or social practices, Naga customary law and procedure, or the ownership and transfer of land and its resources applies to Nagaland unless the state Legislative Assembly resolves that it should. In practice, land is held and transferred under Naga customary law, and transfers to people who are not indigenous inhabitants of the state are restricted.
- Who issues a land holding certificate in Nagaland?
- Usually the Village Council of the village where the land is, often with the Gaon Bura's signature. Banks and offices commonly want it countersigned by the administrative officer of the circle, whether an EAC, SDO or ADC. Ask that office which form your district accepts.
- Are my Nagaland land records uploaded anywhere?
- No. The editor renders, crops and joins the sketches entirely in your browser, so your plot details and certificates never leave your device. Nothing is stored on a server.
