Combined four village map sheets on my phone in minutes
The editor worked perfectly on my phone. I uploaded the four adjacent survey sheets (S1, S2, S3, S4), aligned the edges where they meet, and exported a single print-ready map in minutes — no office visit and no surveyor needed. Best of all, the sheets stayed private on my phone the whole time. Simple, fast and accurate.
Joined my own FMB sheets in the editor — nothing to install
I downloaded my village map and FMB sketches and used the in-browser editor to join them myself. I just dragged each sheet onto the canvas and nudged the pieces with the arrow keys until the boundary lines lined up exactly. There was no software to install, and the maps never left my device. One payment covered the whole thing, and the export came out clean and sharp. Brilliant tool!
Got my combined FMB from home — no office visits needed
VillageMapJoiner made joining my land's FMB sketches really easy — I got the combined map from home without running to any office. When I asked for the old FMB, they clearly guided me that it's available at the District Collector office. Good service.
Incredible service for peace of mind!
I used this website to get a Joined FMB map, and the entire experience was seamless and fast. By combining individual sketches into one continuous view, it clearly illustrates how my property lines interact with adjacent plots. Having this definitive, highly accurate map leaves zero room for arguments and completely eliminates the risk of boundary disputes with neighbors. It is a fantastic platform that saves a lot of hassle—highly recommended!
What you can join
However many sheets it takes
There is no limit on the number of sheets, and they don't have to come from the same village.
Join two Survey number & Subdivisions
Land recorded as two adjoining survey number & subdivisions has a sheet for each and neither shows the whole property. Put both on one canvas and the boundary they share lines up.
How it works →Join subdivisions of one Survey number & Subdivision
A survey number & subdivision split between heirs or buyers is issued as a sheet per share. Bring the shares you need back together to see the parent parcel whole.
How it works →Show each share on one map
After a partition every share sits on its own sheet. Assemble them into a single map that shows who holds what, and how the shares sit against each other.
How it works →Prove a boundary against the next parcel
A boundary argument is about two survey number & subdivisions, and one sheet only ever shows one of them. Joined, the shared edge is visible in one drawing.
How it works →Join two villages
Land that crosses a village boundary needs Survey plan (cadastral map) sheets from both sides. Place them side by side and the holding stops being two half-views.
How it works →Merge contiguous parcels for a layout
Several survey number & subdivisions bought together are one site on the ground and several sheets on paper. Join them into the single plan a layout, a valuer or an investor file needs.
How it works →Who uses it in Goa: Buyers, advocates, architects and developers around Panaji, Margao, Mapusa, Ponda and Vasco use it for the case Goan title produces most: a property made of several subdivisions or survey numbers, joined into one plan for a sale, a bank loan, a conversion or construction application, or a boundary question.

Goa describes land by survey number and subdivision, village by village, across twelve talukas in two districts. The Directorate of Settlement & Land Records keeps the survey: the survey plan that draws each survey number and its subdivisions. The revenue side keeps Form I & XIV, the record of rights that names the occupant, any tenant or mundkar, the area and the crops for each subdivision. The Mamlatdar's office runs the taluka's revenue records, and the Talathi keeps them for the village.
A survey plan shows one survey number, or a group of them, on a sheet. A plot made of several subdivisions, a holding that runs across two survey numbers, or land on the edge of a village all end with more than one plan. Get each one from the Directorate or its taluka survey office, then line them up along their shared boundaries in Village Map Joiner's in-browser editor. The plans never leave your device.
Title work in Goa often reaches behind the survey. Older deeds can describe property by its Portuguese-era Matriz number, the old land-tax register, or by the Descrição and Inscrição entries of the old land registration office, none of which is a survey number. Reconciling those to the current survey and subdivision numbers is a question for the land-records office and an advocate. Once you know the current numbers, joining their survey plans shows the property as the survey draws it today.

Goa land records & documents
What each Goa land document is, and how to get it from Directorate of Settlement & Land Records before you join the sheets in the editor.
Survey plan
The Directorate of Settlement & Land Records' drawing of a survey number and its subdivisions, showing each boundary and the neighbouring numbers. A property made of several subdivisions or survey numbers, or one near the edge of a village, needs more than one plan to be seen whole.
How to get it: Request it from the Directorate or its survey office for your taluka, quoting taluka, village, survey number and subdivision exactly as Form I & XIV gives them. Check the Government of Goa's current online services first, since what can be requested online changes.
Form I & XIV (record of rights)
The record of rights for one survey number and subdivision: its area, the occupant, any tenant or mundkar recorded against it, and the crop details. It says who the revenue record shows as holding the land. It does not draw the land and it is not a title deed.
How to get it: Kept by the Mamlatdar's office for the taluka and the Talathi for the village. Check the Government of Goa's current online services before going in person. Use the survey and subdivision numbers written here for every survey plan request.
Mutation entry
The entry that records a change of holder, by sale, inheritance, gift or partition, against the survey number in the revenue record. Until a mutation is certified, Form I & XIV still shows the previous holder whatever the deed says.
How to get it: Applied for at the Mamlatdar's office for the taluka. Check whether a mutation is pending before relying on a Form I & XIV for a purchase.
Portuguese-era Matriz, Descrição and Inscrição
References older deeds use in place of a survey number. The Matriz is the old land-tax register; the Descrição (description) and Inscrição (inscription) are entries in the old land registration office's books, describing the property and recording who held it. They are part of the chain of title many Goan properties still carry.
How to get it: Tracing an old entry to the current survey and subdivision numbers is a question for the land-records office and an advocate who handles Goan title. Once the current numbers are known, request the survey plans for those.

FAQ
Questions people in Goa ask
- How do I get a survey plan in Goa?
- Note the taluka, village, survey number and subdivision exactly as your Form I & XIV gives them. Then request the survey plan for each subdivision from the Directorate of Settlement & Land Records or its survey office for your taluka. Check the Government of Goa's current online services first, since what can be requested online changes. Drag every plan onto the Village Map Joiner canvas, align the shared boundaries and export one map.
- What is Form I & XIV?
- The record of rights for a survey number and subdivision in Goa. It gives the area, the occupant, any tenant or mundkar recorded against the land, and the crop details. It says who is recorded as holding the land; it does not draw it. The survey plan is the drawing, so you usually need both, and only the plans need joining.
- My old deed gives a Matriz or Descrição number. What do I do with it?
- Those are Portuguese-era references: the Matriz is the old land-tax register, and the Descrição and Inscrição are the description and registration entries of the old land registration office. None of them is a survey number. Ask the land-records office and an advocate who handles Goan title to trace which current survey and subdivision numbers the old entry corresponds to, then request the survey plans for those.
- Are my Goa land records uploaded anywhere?
- No. The editor renders, crops and joins the plans entirely in your browser, so your survey numbers and Form I & XIV details never leave your device. Nothing is stored on a server.
