Combined four village map sheets on my phone in minutes

The editor worked perfectly on my phone. I uploaded the four adjacent survey sheets (S1, S2, S3, S4), aligned the edges where they meet, and exported a single print-ready map in minutes — no office visit and no surveyor needed. Best of all, the sheets stayed private on my phone the whole time. Simple, fast and accurate.

Joined my own FMB sheets in the editor — nothing to install

I downloaded my village map and FMB sketches and used the in-browser editor to join them myself. I just dragged each sheet onto the canvas and nudged the pieces with the arrow keys until the boundary lines lined up exactly. There was no software to install, and the maps never left my device. One payment covered the whole thing, and the export came out clean and sharp. Brilliant tool!

Got my combined FMB from home — no office visits needed

VillageMapJoiner made joining my land's FMB sketches really easy — I got the combined map from home without running to any office. When I asked for the old FMB, they clearly guided me that it's available at the District Collector office. Good service.

Incredible service for peace of mind!

I used this website to get a Joined FMB map, and the entire experience was seamless and fast. By combining individual sketches into one continuous view, it clearly illustrates how my property lines interact with adjacent plots. Having this definitive, highly accurate map leaves zero room for arguments and completely eliminates the risk of boundary disputes with neighbors. It is a fantastic platform that saves a lot of hassle—highly recommended!

What you can join

However many sheets it takes

There is no limit on the number of sheets, and they don't have to come from the same village.

Who uses it in Andaman and Nicobar Islands: Families, advocates and builders around Port Blair, Garacharma, Bambooflat and Rangat use it for the settled revenue villages: a holding of several survey numbers, joined into one plan for a partition, a bank loan, a building approval or a boundary question.

Most of the land in the Andaman and Nicobar Islands is not in anyone's revenue record at all. It is forest, or tribal reserve. What is recorded is the settled land of the revenue villages, mostly in the Andamans, around Port Blair, Ferrargunj, Rangat, Mayabunder, Diglipur and Little Andaman. There, each parcel has a survey number on the village map, and the Record of Rights says who holds it.

A village map is drawn across several sheets, and a holding of a few survey numbers near a sheet edge comes out in pieces. Get every sheet your survey numbers fall on from the tehsil office or the revenue department, then line them up along their shared boundaries in Village Map Joiner's in-browser editor. The sheets never leave your device.

Much of the Nicobar district, and several areas of the Andamans, are tribal reserves, where land is held by the islands' indigenous communities under their own customs and outsiders cannot simply acquire it or even enter. There is no cadastral sheet to join for that land, and this page does not pretend otherwise. What is possible for a given parcel is a question for the tehsil office and an advocate.

Andaman and Nicobar Islands land records & documents

What each Andaman and Nicobar Islands land document is, and how to get it from Andaman and Nicobar Islands land-records office before you join the sheets in the editor.

Village map / cadastral sketch

The survey map of a revenue village, showing each survey number with its boundaries. A village runs across several sheets, so a holding near a sheet edge comes out cut, which is why these are the sheets people join. Forest land and tribal reserves have no such sheet.

How to get it: Ask the tehsil office for your area, or the revenue department of the Andaman and Nicobar Administration, quoting the tehsil, revenue village and survey numbers from the Record of Rights. Collect every sheet your numbers fall on.

Record of Rights (RoR)

The revenue record for a survey number: who holds it, its area and how the land is classified. It says who holds the land in the revenue record; it does not draw it. Pair it with the village map to see the parcel it describes.

How to get it: Held at the tehsil office. Check the Administration's current online services for what is published, and use the revenue village and survey numbers on it for every map request.

Patta

The document issued to a holder recording their holding of a survey number. In the islands much settled land was allotted by the Administration, so the Patta and the allotment papers behind it are often where a title enquiry starts.

How to get it: Issued through the tehsil office. Read it with the Record of Rights: the two should name the same holder, revenue village and survey numbers.

Tribal reserve status

The first thing to establish about land outside the settled villages. Much of the Nicobar district and several areas of the Andamans are tribal reserves, held by the islands' indigenous communities under their own customs, and protected by a separate regulation from outside acquisition and entry.

How to get it: Whether a parcel lies in a reserve, and what is permitted there, is a question for the Administration's revenue office and an advocate. Establish it before anything else.

FAQ

Questions people in Andaman and Nicobar Islands ask

How do I join village map sheets in the Andaman and Nicobar Islands?
Note the district, tehsil and revenue village as your Record of Rights spells them, and list the survey numbers you hold. Collect the village map sheet for each of them from the tehsil office, open the Village Map Joiner editor, drag every sheet onto the canvas and align the shared boundary lines. Export one high-resolution PNG or print-ready PDF.
Where do I get land records in Port Blair?
From the revenue department of the Andaman and Nicobar Administration, through the tehsil office for your area. Port Blair and Ferrargunj are tehsils of South Andaman district. Quote the revenue village and survey number from your Record of Rights. Check the Administration's current online services first, since what is published online changes.
Can land in the Nicobar Islands be bought?
Much of the Nicobar district is tribal reserve, held by Nicobarese communities under their own customs, where outsiders cannot simply acquire land or even enter. What is possible for any parcel is a question for the Administration's revenue office and an advocate, not for this page.
Are my Andaman and Nicobar Islands land records uploaded anywhere?
No. The editor renders, crops and joins the sheets entirely in your browser, so your survey numbers and Record of Rights details never leave your device. Nothing is stored on a server.
