Chhattisgarh land & survey glossary
Plain-language meanings for the words on your B-1 / P-II (RoR) and Bhu-Naksha (village map), what each one is, and which of them you actually need before joining your sheets.
12 terms
- Bhu-Nakshaभू-नक्शा
- The cadastral map of a revenue village, showing each Khasra number with its boundaries. It is served a sheet at a time, so a holding of several Khasra numbers, or one sitting at a sheet edge, needs more than one sheet to see whole.
- Khasra numberखसरा नंबर
- The field number: one numbered parcel in a revenue village. The map is drawn against it, the B-1 lists it and the P-II records what was grown on it.
- B-1B-1
- Chhattisgarh's record of rights: the holder, the Khasra numbers under the holding, the area of each and the class of land. This is the half of the record a title question is answered from. The other half is the P-II.
- P-IIP-II
- The Khasra register: what was grown on each field, season by season, and how the land was actually used. A question about cultivation, irrigation or crop loss is answered here rather than on the B-1, and the two are served together on Bhuiyan.
- Rin Pustikaऋण पुस्तिका
- The holder's land passbook, carrying the holding's details and any loan charged against it. It is what a co-operative or a bank asks to see, and it is the document a farmer actually keeps, as against the register entry it is copied from.
- Kisamकिस्म
- How the land is classified in the record, which decides the revenue payable and, in practice, what can be grown or built on it. It is a column on the B-1 rather than a separate document, and a change to it is applied for at the tehsil.
- Batankanबटांकन
- The sub-division of a Khasra number into separate parts after a partition or a part sale. The record is usually updated before the map is, so a Batankan that has been entered can still show as one undivided parcel on the Bhu-Naksha.
- Namantaranनामांतरण
- Mutation: the entry that records a transfer by sale, inheritance or partition against the holding. Until it is sanctioned the B-1 still names the previous holder, which is what a buyer checking a Khasra number needs to know.
- Diversion
- The permission that changes a parcel's recorded use away from agricultural. Building on farm land without it is a problem that surfaces later, at sanction or at sale. It is applied for at the tehsil and sanctioned by the Revenue Officer.
- Scheduled Area
- The Fifth Schedule areas, which include the Bastar and Surguja divisions. The Land Revenue Code restricts transfer of land held by a member of a Scheduled Tribe to a non-tribal buyer in these areas. What is possible on a specific parcel depends on the parcel and on collector permission, so it is the first thing to establish rather than the last.
- Patwari Halkaपटवारी हलका
- The Patwari's circle: the group of villages whose records one Patwari maintains. A map or B-1 request is routed through the Halka the village falls in, and a holding that straddles two Halkas means dealing with two Patwaris.
- Tehsildarतहसीलदार
- The revenue officer for a tehsil, who sanctions mutations and diversions, issues certified copies of the B-1 and decides applications the Patwari prepares. Where the record and the ground disagree, the measurement request goes here.
