The first thing to establish about land outside the settled villages. Much of the Nicobar district and several areas of the Andamans are tribal reserves, held by the islands' indigenous communities under their own customs, and protected by a separate regulation from outside acquisition and entry.
Whether a parcel lies in a reserve, and what is permitted there, is a question for the Administration's revenue office and an advocate. Establish it before anything else.
