How to read a Chandigarh Jamabandi and Fard

Khewat, Khatauni and Khasra: what each part of a Chandigarh village Jamabandi tells you, what a Fard is, and why the Intiqal matters before a purchase.

The Jamabandi is the record of rights for a revenue village. Chandigarh's villages inherited the Punjab system, so the record reads the way it does across Punjab and Haryana. It is a table, and most confusion comes from mixing up its numbers.

The three numbers

Khewat
The ownership account: the number under which one owner, or a group of co-owners, holds land in the village.
Khatauni
The cultivation account within a Khewat: who actually cultivates, whether the owner or a tenant.
Khasra
The field: one parcel on the Shajra. One Khewat can include many Khasras, and one Khasra can be shared between several Khewats.

Owners, shares and area

Read the owner column first. Where several people hold a Khewat together, each one's share is written as a fraction of the whole, and a buyer takes only the seller's share, not a marked-out piece. The area column gives each Khasra's extent in the local units. Convert it before you compare it with a deed or a plan in square yards or square feet, because a mismatch in units is the most common false alarm.

Fard: the copy you hand over

A Fard is a certified copy of a Jamabandi entry, issued through the Patwari or the tehsil. A copy you view for information is not the same thing, and a bank, a registration or a court will ask for the certified one.

Girdawari and Intiqal

The Khasra Girdawari is the Patwari's record of what was grown on each field at each harvest and who was in possession. The Intiqal is the mutation, the entry that records a transfer. Until an Intiqal is attested, the Jamabandi still names the previous owner, whatever the sale deed says, so ask the tehsil about its status before relying on a Jamabandi for a purchase.

💡 What may be built on village land, especially in the periphery, and whether a Khasra has been acquired, are questions for the administration and an advocate, not for this page. Check the current screens and notices for how certified copies are issued.

From the record to the map

The Jamabandi lists Khasra numbers and stops there. Which of them adjoin, and what the holding looks like as one shape, comes from the Shajra sheets they fall on. Joining those sheets is usually the last step before an Intiqal, a loan, a demarcation request or a court annexure.

Frequently asked questions

What is the difference between a Jamabandi and a Fard?+

The Jamabandi is the record of rights itself. A Fard is a certified copy of an entry in it, issued through the Patwari or the tehsil, and is what a bank, a registration or a court asks for.

Why does the Jamabandi still show the old owner after I bought the land?+

Because the Intiqal, the mutation that records the transfer, has not been attested yet. Until it is, the record names the previous owner regardless of the registered sale deed.

Is there a Jamabandi for a house in a sector?+

No. Sector sites are recorded by the Estate Office under their sector and site number. The Jamabandi covers land in the revenue villages.
