Chandigarh land & survey glossary

Plain-language meanings for the words on your Jamabandi / Fard and Shajra / sector plan, what each one is, and which of them you actually need before joining your sheets.

12 terms
Shajraशजरा
The field map of a revenue village, showing every Khasra number and its boundaries. A village runs across several sheets, so a holding near a sheet edge is cut by the border. In Chandigarh it describes land in the villages, not sites inside the planned sectors.
Sector planसेक्टर प्लान
The layout plan of a planned sector, showing its sites, roads and open spaces by site number. It is the map for land inside the sectors, where the Shajra and Khasra numbers of the villages that were acquired no longer describe the plot.
Khasra numberखसरा नंबर
The number of one field on the Shajra. Every revenue record in a Chandigarh village is keyed on it: the Jamabandi, the Girdawari and the map. When a field is split, the parts get new numbers, so use the current ones from the Jamabandi for any map request.
Site number
The number of a plot, house or site inside a planned sector, quoted together with the sector, for example a house number in Sector 15. It is how the Estate Office identifies sector land, in place of a Khasra number.
Jamabandiजमाबंदी
The periodic record of rights for a village: the Khewat (ownership account), owners and cultivators, and each Khasra number with its area. It says who holds the land. The Shajra shows where that land is.
Fardफ़र्द
A certified copy of an entry in the Jamabandi, issued through the Patwari or the tehsil. It is the copy a bank, a court or a registration will ask for.
Khewatखेवट
The ownership account in the Jamabandi: the number under which one owner, or a group of co-owners, holds land in the village. One Khewat can include many Khasra numbers, and one Khasra can be shared between Khewats.
Intiqalइंतकाल
The mutation: the entry that records a transfer of land by sale, gift, inheritance or partition. Until it is attested, the Jamabandi still names the previous holder, whatever a sale deed says.
Lal Doraलाल डोरा
The inhabited core of a village, marked off on the revenue map at settlement. Land inside it is usually not recorded field by field in the Jamabandi the way agricultural land outside it is, which is why a house plot in a village abadi often has no Khasra entry of its own.
Periphery
The belt around the planned city where building and land use are controlled under the periphery control law. Whether a structure or a change of use is allowed on a village holding here is a question for the administration and an advocate, not for the map.
Patwariपटवारी
The village revenue official who keeps the Shajra and the Jamabandi for the villages in their charge, records the Girdawari and enters each Intiqal. The first person to ask for a sheet that is not online.
Estate Office
The office, under the Deputy Commissioner, that allots and manages sites in the planned sectors and keeps the file for each one. For sector land it plays the part the tehsil plays for village land.
