Madhya Pradesh land & survey glossary
Plain-language meanings for the words on your Khatauni / B-1 and Bhu-Naksha (village map), what each one is, and which of them you actually need before joining your sheets.
12 terms
- Bhu-Nakshaभू-नक्शा
- Madhya Pradesh's cadastral map: the drawing of a revenue village showing every Khasra number with its boundaries. MP Bhulekh serves it a sheet at a time, so a holding at a sheet edge is simply cut — the sheets your Khasras fall on have to be joined before the boundary reads continuously.
- Khasra numberखसरा नंबर
- The identifier for one parcel in a revenue village — MP's equivalent of a survey number. It is the number you quote to MP Bhulekh to pull either the record or the map sheet, and the number a sub-division is applied to.
- B-1 (Khatauni)B-1बी-1 / खतौनी
- The village's record of rights: for each Khasra number, the holder, the area, the land class and the revenue payable. It is the first document asked for in a sale or a loan. It names the land; the Bhu-Naksha draws it.
- Khasra Panchsalaखसरा पंचसाला
- The five-year field register recording, season by season, what was grown on each Khasra and who was in possession. Where the B-1 states the holding, the Panchsala is the running history behind it.
- BatankanSub-divisionबटांकन
- Splitting one Khasra number into parts after a partition or a sale, so each share gets its own number. The map usually lags the record here: if your downloaded sheet still shows the parent Khasra undivided, an incomplete Batankan is the common reason.
- NamantaranMutationनामांतरण
- Entering a transfer against the holding so the B-1 names the new holder. Until it completes the record still shows the seller, which is what a buyer checking a Khasra number needs to know.
- Diversionडायवर्सन
- Permission to use agricultural land for a non-agricultural purpose — housing, industry, a plot layout. Until diversion is granted the land is still agricultural in the record whatever stands on it, and the diverted area has to be identifiable on the map, which is why an assembled parcel is usually drawn as one joined sheet for the file.
- Nistarनिस्तार
- The customary rights villagers hold over common land — grazing, collecting wood, taking water. Recorded in the Nistar Patrak for the village. It is not ownership, but it constrains what can be done with the land it attaches to, and it appears on land a buyer may assume is unencumbered.
- Abadi landआबादी भूमि
- The settled, built-up part of a revenue village, as against the agricultural Khasra numbers around it. It is recorded and mapped differently from farmland, and a holding that straddles the abadi boundary shows up on two differently-drawn parts of the village map.
- Kisan Rin PustikaRRCकिसान ऋण पुस्तिका
- The farmer's land-and-loan book, carrying the holding details from the B-1 along with any charge created on the land. Banks issue and update it, which makes it the practical proof of holding that a cultivator actually carries.
- Patwariपटवारी
- The village-level revenue official who maintains the Khasra and the map records for a halka. Corrections to a Khasra entry, and map sheets that are not available online, both start with the Patwari.
- Tehsildarतहसीलदार
- The revenue officer for a tehsil, who decides mutation, sub-division and diversion applications. MP has 55 districts and roughly 430 tehsils; the tehsil your village falls in is what every record request is keyed on.
