Ladakh land records & documents

What each Ladakh land document is, and how to get it from Ladakh land-records office before you join the sheets in the editor.

Shajra / Musavi (village map)

The field map of a revenue village, showing each Khasra number with its boundaries. The Musavi is the settlement map the village was surveyed onto; the Shajra sheets derive from it. A village runs across several sheets, so a holding near a sheet edge comes out cut, which is why these are the sheets people join.

How to get it: Ask the Patwari of your village or the tehsil office in Leh or Kargil district, quoting the village and every Khasra number. Collect every sheet your numbers fall on. Check the administration's current online services first, since what is published online changes.

Jamabandi and Fard

The periodic record of rights for a village: the Khewat (ownership account), owners and cultivators, and each Khasra number with its area. It says who holds the land. A certified copy of an entry is called a Fard, and it is the copy a bank, a court or a registration asks for.

How to get it: From the Patwari or the tehsil for the village. Use the Khasra numbers written here, including any split ones, for every map request, so the sheets you get match the record.

Khasra Girdawari

The crop inspection recorded against each Khasra number at harvest: what was sown and who was in possession. It keeps the Jamabandi's description of the land current, and it is often relied on to show possession at a particular time.

How to get it: Maintained by the Patwari and checked by the Girdawar. Ask the Patwari or the tehsil for the entries covering the period you need.

Intiqal (mutation)

The entry that records a transfer of a Khasra holding by sale, gift, inheritance or partition. Until it is attested, the Jamabandi still names the previous holder.

How to get it: Entered by the Patwari and attested by the revenue officer. Ask the tehsil about the status of an Intiqal for your Khasra numbers before relying on a Jamabandi for a purchase.
