Khatiyan (survey record)
The settlement record from the cadastral survey: the raiyat, the Khata and the Khesra numbers as they stood when the village was surveyed. Old title and inheritance work in Jharkhand is traced through it, and a deed that names a number Panji-II does not show usually needs it.
How to get it: Held at the anchal office and served on Jharbhoomi for many mauzas. Ask for the Khatiyan alongside Panji-II when the deed and the current register disagree about a number.
CNT and SPT restrictions
The first thing to establish about any parcel in the state. The Chotanagpur Tenancy Act governs most of Jharkhand and the Santhal Pargana Tenancy Act governs Dumka, Deoghar, Godda, Sahibganj, Pakur and Jamtara. Both restrict transfer of land held by a member of a Scheduled Tribe, and the SPT Act is the stricter. A sale that ignores them is not merely irregular.
