Jammu and Kashmir land & survey glossary

Plain-language meanings for the words on your Jamabandi / Fard and Shajra / Musavi, what each one is, and which of them you actually need before joining your sheets.

12 terms
Shajra Kishtwarशजरा किश्तवार
The field map of a revenue village, showing every Khasra number with its boundaries. It is drawn across several sheets, and one holding's Khasra numbers often straddle two of them, which is why joining the sheets is usually the first job.
Musaviमुसावी
The scaled settlement map a village was surveyed onto, from which the Shajra sheets derive. Where a boundary or a measurement is in question, the Musavi is the drawing the revenue office works from, because it carries the survey scale.
Tatimaततीमा
A supplementary sketch drawn when a Khasra number is divided, by partition or sale, showing the new parts that replace it. After a Tatima, one original field can be several numbers, each needing its own place on the map.
Khasra numberखसरा नंबर
The number of one field in a revenue village: J&K's equivalent of a survey number. The Jamabandi lists holdings by Khasra number and the Shajra draws them.
Khewatखेवट
The ownership account in the Jamabandi: the number under which one owner, or group of co-owners, holds land in the village. A Khewat can cover many Khasra numbers, and a Khasra can be shared by several Khewats.
Jamabandiजमाबंदी
The periodic record of rights for a village: owners and cultivators, their Khewat and Khatauni numbers, each Khasra with its area in Kanal and Marla, and the revenue payable. It is the text record that goes with the Shajra.
Fardफ़र्द
A certified copy of an entry in the revenue record, most often of the Jamabandi. It is the copy a bank, a registration or a court asks for, and it is issued by the Patwari or the tehsil.
Khasra Girdawariखसरा गिरदावरी
The inspection the Patwari records against every Khasra number at each harvest: what was sown and who was in possession. It keeps the record's description of the land current and is often relied on to show possession at a particular time.
Intiqalइंतकाल
Mutation: the entry that records a transfer (sale, inheritance, gift or partition) against a holding. Until it is attested by the revenue officer, the Jamabandi still names the previous owner, whatever the sale deed says.
Kanal and Marlaकनाल और मरला
The units land is measured in. One Kanal is 20 Marla, and 8 Kanal make an acre. The Jamabandi gives area this way, so convert before comparing it with a deed or valuation in acres or square feet.
Patwariपटवारी
The village revenue official who keeps the Shajra, the Jamabandi and the Girdawari for a Halqa, a circle of villages. The Patwari enters mutations and issues Fards, and is the first person to ask for a map sheet that is not online.
Khalsa Sarkarख़ालसा सरकार
The entry in the revenue record for land owned by the government rather than a private holder. A Khasra recorded as Khalsa Sarkar cannot be sold as private land, which is why buyers check the ownership column before anything else.
