Bihar land records & documents

What each Bihar land document is, and how to get it from Bihar Bhumi before you join the sheets in the editor.

Bhu-Naksha (cadastral map)

The cadastral map of a mauza, showing each Khesra number with its boundaries. Served a sheet at a time keyed on district, anchal and mauza, so a holding near a sheet edge comes out cut in half — join the sheets and it is whole again.

How to get it: Open bhunaksha.bihar.gov.in, select district, anchal (circle) and mauza, then pick your Khesra numbers and download the sheet. Repeat for each sheet, then bring them into the editor.

Khatiyan (settlement record)

The survey record made at the cadastral settlement: the raiyat, the Khata and the Khesra numbers as they stood when the village was surveyed. It is what an inheritance claim or an old title is traced through, and it is frequently decades out of date on possession.

How to get it: Available through biharbhumi.bihar.gov.in as a scanned Khatiyan by district, anchal and mauza. Certified copies come from the anchal office or the district record room.

Jamabandi (current revenue register)

The live register of who is recorded as paying revenue on a holding now. Where the Khatiyan says who held it at settlement, the Jamabandi says who holds it today — and the two disagreeing is the single most common reason for a Bihar land dispute.

How to get it: Searchable on Bihar Bhumi by district, anchal, halka and mauza, or by Jamabandi number, Khata, Khesra or raiyat name.

Dakhil-Kharij (mutation)

The application to enter a transfer — sale, inheritance or partition — against the Jamabandi. Until it completes, the register still shows the previous raiyat, whatever the sale deed says.

How to get it: Filed and tracked online through Bihar Bhumi against the anchal. Check its status before relying on a downloaded Jamabandi for a purchase.
