Kerala land records: what each document is for
Thandaper, Basic Tax Register, possession and location certificates, which one answers which question, and which one a bank will actually ask for.
Kerala asks for more separate certificates in an ordinary land transaction than most states, and each one exists to answer a specific question. Knowing which is which turns a confusing list of requests from a bank into a short errand at the Village Office.
The documents, and what each answers
- Thandaper extract
- What does this person hold in this village? The holding account, with the parcels under it.
- Basic Tax Register extract
- What is this parcel, officially? Its survey number, extent, classification and the basic tax on it.
- Possession Certificate
- Who is in possession of this survey number? Issued by the Village Officer and commonly required for loans and registration.
- Location Sketch or Certificate
- Where is it, relative to its neighbours and its access road? Not a measured drawing.
- Land tax receipt
- Is the holding live and current in the record? A recent receipt is asked for in most transactions for exactly this reason.
Why the tax receipt matters more than it looks
Paying land tax keeps the holding current against the Thandaper account, and a recent receipt is the quickest evidence that the record recognises the holder. Where tax has not been paid for years, the reason is often something worth knowing about: an unfinished mutation, a disputed extent, or a parcel that was never properly brought onto the account.
None of them draws a boundary
Every document above names a parcel and states its extent. The measured boundary is on the FMB sketch, and where the parcel sits among its neighbours is the village map. A holding of several survey numbers has a sketch for each and no single view of the whole.
That single view is what joining the sheets produces: the boundaries that continue across the joins actually continue, and the result is one map of the holding as it exists on the ground.

What is a Possession Certificate in Kerala?+
A certificate from the Village Officer confirming who is in possession of a specified survey number. It is commonly required for loans and alongside title documents at registration.
What is the Basic Tax Register?+
The village register recording each survey number with its extent, classification and basic tax: the reference the Village Office works from when issuing extracts.
Why does a bank ask for a land tax receipt?+
Because a current receipt shows the holding is live in the revenue record against the Thandaper account. A long gap in payment often points at an unfinished mutation or a disputed entry.
